Loan programs

Loans are available in all of the lower 48 states for all types of property.

In the lower 48, loans are available in amounts from $100,000 to $5,000,000 or more.

In California, loans are available from $30,000 to $10,000,000, or more.

If it makes sense - if there is EQUITY I want to see it.

In California, loans are available from true private money lenders in amounts up to 70% loan to value for purchase or refinance. No credit and no income verification is required and often no appraisal is needed. I have connections with private lenders that will do 1sts and 2nds. (Similar programs in some states – ask me.)

In California and other western states I can connect you with portfolio lenders for loans from $100,000 to $1,500,000 at near bank rates for well-located quality properties with 50% loan-to-value ratios.

For any state, Commercial loans $100,000 to $750,000 from boutique lenders specializing in mid-size properties. Loans are also available from $750,000 to $5,000,000 at near bank rates and terms from from competitive commercial lenders for solid projects with solid sponsors in urban areas.

Borrowers can be individuals, LLC's, trusts, or corporations.

Each loan scenario has its own unique challenges. I gather initial information and determine which lender or broker may be the right one for your particular situation. I then refer you to them so you can discuss possible terms and conditions. I do not quote you possible terms Рthat comes from either the lender or a broker to whom I may refer you.

To get started I will need a one or two page detailed summary containing:

  • Current value,¬†
  • Proposed value
  • Amount of the loan request
  • Reason for the loan
  • If an improvement project, specific use of the funds
  • Plan for repayment of the principal and the monthly payments
  • Short bio on the borrower
  • Short story about the situation
